Rehabilitation project of a (very) small house on dry
stone masonry, which becomes a pleasant surprise...
The challenge for this project was the size of the
house, or rather the ruin, with only 42 sqm of rough area, which, discounting
the stone walls, leaves only 25.40 sqm floor area.
The big surprise came from the need to demolish the east
wall, which, due to excavations in neighboring lot, was in danger of collapse.
A problem? No, there was the opportunity to create a retaining
wall and a new wall, and win a small courtyard garden and some area in the
house.
With the new east wall, the removal of the south wall
(which was down) and part of the partition wall inside, we went from 25.40 to
31.80 sqm of floor area (+25 %).
In addition, the new wall was extended to the south in
order to host an outdoor covered patio which is a continuation of the house and
it adds 13.50 sqm of floor area.
This project has already had appeared in the first
stroke (hand drawing, or maybe not) at an early stage, which was already
outlined the strategy of organizing space.
With the changes forced by the rising wall, the
project has gained in size and illumination.
On floor plan it is visible the way he emphasizes the
continuation of the house to the courtyard, with table, floor and kitchen
furniture fully integrated.
The new wall receives virtually all the infrastructure
of the house, which keeps the stone walls without intervention at that level,
just recovered.
The east elevation shows the new retaining wall and
the new wall, integrated but assumed.
The west elevation shows the original house, which
grew in height because it went from two to one water, and the extension to the
outdoor patio, covered by the same roof.
In the two original spans remains very crude wooden
doors, but it works now as back ported to the new French windows serving the
bedroom and living room.
The outdoor patio, more than an extension of the house,
is an independent core to store, cook, eat, socialize, rest...
The living room is necessarily very versatile, serving as
kitchen, dining area, living area and bedroom. The small area of this room, 16.90 sqm, is visually enlarged
by the large window that connects the courtyard, as well as the use of only low
furniture, including in the kitchen.
Storage is very important in small spaces, so, the
drawers were the option for easy access in tight kitchen space .
There is a wardrobe that serves the living room.
And a space for laundry, the water heater and cleaning
equipment and support that usually forgets.
In the room (9.40 sqm), to ensure the necessary
comfort, the coldness of the stone is contradicted by the warmth of wood.
The fact that the toilet is very small, 2.80sqm, was
exploited as an advantage. In other words, you can use better quality materials
when the amount is reduced...
We chose “Roca Element” series for is very simple and
compact design, and used a system of technique walls based on the original, but
adapted to the available dimensions.
This choice, coupled with the opening of a bay window
to the new courtyard garden, allow visually enlarge the space and create a
small private oasis.
